Save on your energy bills

New builds are constructed with economy in mind. They contain eco-friendly features that save on water, heating and electricity bills. Dual flush toilets, for instance, use half as much water as standard flush. 

New build houses are also fitted with modern, energy-saving appliances which can help keep household bills to a minimum. In July to September 2022, 84% of new build homes were rated with an EPC (energy performance certificate) of B or above, while fewer than 4% of existing properties received this rating. As a result, it’s estimated that moving into new build homes saves an average of £2,600 on annual energy bills.

Modern design and features

New build homes are built for modern lifestyles. Open plan living and dining spaces, wider door frames for accessibility and high-end appliances are commonplace features nowadays. Many new builds factor in studies, which are useful for WFH. And they might offer easy access to outdoor space through French, bi-fold or sliding doors. En-suite bathrooms are also more likely as a standard feature. And new builds are often built with space for more than one car, so you’ll find that many have larger driveways.

Peace of mind 

New builds come with installed brand new white goods meaning they are less likely to break and should last a good while. And if they don’t, repairs or replacements should be covered by warranty. If you’re moving in while other houses are being completed, site managers will be there to help with any issues. A simple ‘snagging survey’ costs a few hundred pounds but it will spot any minor – or major – issues that can be rectified before you move in.

Customisable space

You can personalise your home. Treat it as a blank canvas and customise storage spaces, furniture layouts and décor styles. Darker wall colours are best for smaller spaces such as cloakrooms whereas larger rooms can appear even larger when painted or decorated in lighter shades. You can make lower ceilings appear higher by painting them the same colour as the walls.

Accessories add characterful touches. In the bathroom, toothbrush holders and soap dispensers can do this. In the kitchen, fitting open shelves means you can use your best pots and pans as a form of wall décor.

Community feel

New build developments are the perfect place to create a warm and welcoming neighbourhood. Often families will be moving in at the same time and will be of a similar age demographic. Some may have a young family while some are planning one. This means your kids will grow up with friends nearby. Chances are, there’ll be a new community group set up on Facebook for you to join.

New-build communities are often constructed with shops, parks and schools nearby. So, you can nip to the shops or walk the kids to school with neighbouring families. Making lasting friendships will be easy for you and your children.
