It doesn’t get much more of a dream than designing and planning your house. You can customize everything to the smallest detail by working with a reputable team. However, there are some things you need to know when building your own home. Most revolve around restrictions, but there are also unforeseen circumstances over which you have no control.
You Can’t Do Anything You Want
One of the most frustrating things you might encounter is having some kind of restriction placed on you that prohibits something you really want to do. In almost every country, you cannot simply do anything you want after buying land for sale in your desired location. In the UK, for example, you can install fences and walls around your land boundaries without permission. Still, you need to submit a plan before approval is granted. However, anyone doing the work, such as your contractor, is responsible for ensuring the house is compliant with regulations.
Know Your Soil Types
No matter where you are in the world, there are various different types of soil. In fact, there are six types of soil that determine what you can and cannot construct. Your architect and builders will help you but make sure you know atop which kind of soil you’re building. The common types are:
- Clay; soft when wet, cracked when dry.
- Chalky; stony, and free-draining.
- Sandy; gritty and crumbly.
- Silty; smooth and fine but won’t hold shape.
- Peaty; prone to waterlogging.
- Loamy; perfect soil as a mixture of clay, sand and silt.
Soil that’s mostly clay will need to be reworked, as will sandier earth. You can save yourself a lot of heartache and money down the road by knowing the soil type and how to build on each.

Delays Will Happen
The process of building a home requires a great deal of time, planning, and talent. There are plenty of intricacies in a house you might not notice. Foundations, pipes and electrical work are some examples. Then there’s the finishing, such as tiles, painting, decorating, and roofing. With all the materials and labour involved, you should expect delays in shipments. And if you are planning on building a home in 2022, be aware that Covid-19, Brexit and shipping container shortages are currently causing a significant disruption to global supply chains.
Your Team Knows Best
Builders are talented teams able to carry work to specific plans. A designer or decorator with planning and rendering skills is a good choice, even if you have a sense of what you want. You’ll also need an architect to draw up the plans when designing a home from scratch. However, you can usually find plans that have already been done by another architect if you’re planning on buying them. A reputable team will carry out work from the plans made or purchased down to the last screw. Therefore, make sure you finalize certain things before work begins.
Consider the Weather
Depending on where you plan to build your dream home, you might be held hostage by the weather. Rain, snow and even intense sun can disrupt your project during the building phase. But you should also plan around the ongoing climate of where you will live. For example, wood flooring is a popular choice. But they require professional insulation in colder climates, or your heating costs will spiral. However, tiles will help keep your home cooler and more accommodating if you build your home in a hot environment, such as Spain.
